What Happens During Plan Design

1. Selecting & Modifying Floor Plans

  • Choose from our award-winning Pahlisch home plans—known for livable layouts, comfort, and timeless design.
  • Modify to fit your needs: enlarge rooms, adjust ceiling heights (think vaulted great rooms), shift square footage, or even blend features from multiple plans.
  • Adapt the design to your lot’s orientation, natural light, and unique views.

2. Interior & Exterior Styling Choices

  • Exterior details: siding, roofing, elevation style, entry features.
  • Interior finishes: cabinetry, flooring, hardware, stone, tile, lighting, built-ins.
  • Specialty touches: feature walls, custom ceilings, smart storage solutions, and seamless indoor/outdoor connections (sliding glass walls, covered patios, decks).

3. Detailed Drawings & Visualization

  • Review 3D renderings or digital walkthroughs so you can experience the flow before we break ground.
  • Structural and mechanical planning—HVAC, framing, window placement, energy efficiency—are factored into every detail.

4. Feedback & Refinement

We believe design should be collaborative and iterative. You’ll review drafts, provide feedback, and watch your vision evolve until everything feels exactly right. Every adjustment is made with budget, feasibility, and construction quality in mind.

 

Our Plan Tiers

We know every client has a different vision—and a different level of customization in mind. That’s why we offer three design tiers to fit your needs:

Tier 1: Focused Tier

Designed for clients who want to personalize one of our plans with minor modifications. This tier allows for small structural or non-structural adjustments—such as patio extensions, window adjustments, or ceiling treatments—while maintaining the integrity of the original design. It includes one round of revisions and CAD setup to prepare the plan for your specific homesite.

Tier 2: Tailored Tier

Ideal for clients looking to make more significant modifications to an existing plan. This tier allows structural changes to up to 50% of the home design and includes two rounds of revisions. Our CAD team will develop customized layouts, elevations, and site-specific adjustments to help shape the home to better fit your vision and property.

Tier 3: Innovative Tier

Our most flexible option for clients seeking extensive design customization. This tier supports major structural modifications—up to a full transformation of the original plan. With up to three rounds of revisions and detailed CAD development, this tier allows for a highly personalized home designed around your lifestyle and lot requirements.
